Describe current operations

Record units or spaces, occupancy, lease status, known rent information, vendors, open work, access, and recurring owner responsibilities.

Set communication expectations

Note preferred report frequency, emergency contacts, approval limits, documentation needs, and who can authorize work.

Name known constraints

Include unresolved tenant matters, deferred maintenance, cash limits, insurance requirements, or family decision rules.

Goal checklist

Rank the top three goals; list urgent issues; identify decision makers; gather current records; and write how progress would be measured without treating results as guaranteed.
